Common Area Irrigation System Upgrade Complete

The comprehensive upgrade to Devonshire’s main common area irrigation system is now officially complete and fully operational. This system-wide overhaul, targeting the main entrance berms and primary neighborhood green, ensures a more resilient, water-efficient solution for maintaining our community’s curb appeal.

Following several years of increasing repair costs on aging, inefficient equipment, the board prioritized this modernization as a critical infrastructure project. The new smart system is now automated and running on its established schedule.

Upgrade Highlights & Efficient Technology

This project replaced failing legacy components with modern, commercial-grade water management tools. Here is what the upgrade accomplished:

  • Smart Controller with Weather-Sensing: We replaced the old mechanical timers with a Wi-Fi-connected, climate-based controller. This system utilizes a nearby weather station to automatically skip cycles during rainfall or high humidity, significantly reducing water waste.

  • High-Efficiency Nozzles: Older, misting heads that lost water to wind drift were replaced with precision-stream rotor nozzles. These deliver larger water droplets at a slower, more uniform rate, ensuring better soil penetration.

  • Main Line Repairs & Zone Zoning: Failing valves and leak-prone main line sections were excavated and replaced. The system zones were also redefined to better separate turf areas from planting beds, adjusting water volume appropriately.

  • Master Valve and Flow Sensor: A new master control valve and flow sensor will now detect catastrophic main line failures or continuous leaks, automatically shutting down the system and alerting the landscape contractor to prevent erosion or major water loss.

What Residents Need to Know About the Schedule

The new system is optimized for early morning operation to maximize efficiency and minimize impact on residents. While specific run times are dynamic based on weather, the core schedule is:

  • Watering Days: Currently scheduled for Monday, Wednesday, and Friday mornings (as needed by weather data).

  • Target Window: Water cycles are programmed to occur between 1:00 AM and 6:00 AM.

  • Operation During Daylight: Residents may occasionally see zones running during the day for maintenance testing, zone head adjustments, or localized “hot spot” hand-watering performed by our contractor.

Reporting Concerns & System Oversight

The Devonshire Landscape Advisory Committee, in coordination with our contract irrigation technician, performs a standard system audit every four to six weeks to verify proper coverage and flow rates.

We kindly ask residents to remain our “eyes on the ground.” If you notice a persistently dry section of common turf, pooling water indicative of a leak, or a misdirected spray head hitting a sidewalk or paved surface, please notify the board via the Contact form.
